Available for rent is a two-bedroom, one bathroom, singe-family home in Richland, WA. The property is right across the Carmichael Middle School, and also within a 1/2 mile of Richland High School. Perfect home is you have kids that go to either one of those schools. The home does not have a garage, but there is a small storage shed. Off-street parking can accommodate up to three vehicles (depending on size of course). Sprinkler system is timed/scheduled (currently shut off during Winter) making watering seasons less of a hassle (owner will help set the schedule when season starts).

The home will be unfurnished; however, the refrigerator, stove and the dishwasher will stay behind for tenant's use. The washer and dyer may be negotiated, but please be prepared to bring your own if needed--the laundry room has handled the current full-sized washer and dryer (no compact or stackable needed). Campbell & Company services the home's HVAC, Plumbing, and Electrical per current contract--this cost is covered by owner (tenant will be required to let them in when needed with reasonable notice from owner).

The home should be available by 12.1.2021; however, listing will remain with availability of 12.6.2021. Owner is open to cats as pets (subject to approval by owner), but preference leans toward tenants without pets--please discuss and ask questions! :)

Rents, Fees & Deposits:
Monthly Rent: $1,325.00
Security Deposit: $1,325.00
Approved Pet: $ 50.00 monthly non-refundable fee.
Late Rent Fee: $ 50.00 per occurrence

Types of Payment Accepted: Cash, cashier's check/bank certified check, money order, or Zelle (not Apple Pay, Venmo, or other cash apps).

Summary of Lease Terms:
A 12-month lease agreement with first month's rent, along with applicable non-refundable fees, and security deposit due at signing.

Utilities (water, sewer, garbage, and electric) will be the tenant's responsibility to pay, and the utilities will need to transfer to the tenant's name prior to moving in.

No smoking of any kind (includes vaping) will be allowed within the home. Smoking is allowed outside of the home. Lawn maintenance/lawn maintenance costs will be the tenant's responsibility--includes mowing the lawn, keeping the lawn green and free of weeds (Richland Code Enforcement drives by somewhat frequently). Owner will help set up timed sprinkler system when requested by tenant.

Screening Disclosure:
When you submit your application, Zillow will collect a screening fee to collect the prospective tenant's credit report (provided by Experian) and comprehensive background/criminal report (provided by Checkr). The fee is not paid to me, and the fee is assumed to be non-refundable.

Possible Reasons for Denial of Rental Application:
Bankruptcies and/or eviction(s)/poor rental history within the last 7 years, low credit score/bad credit history, convictions found on background check (will be reviewed in compliance with local and state guidelines), insufficient income, insufficient assets (cash to cover move-in costs), unverified income, false/withheld information on rental application, and/or prospective tenant's unwilling to provide documentation requested by owner.

General Criteria:
Prospective tenant(s) will have combined income of at minimum 2.5x the applicable rent.
For W-2 applicants, income will be verified using one month of paystubs, and two months of bank statements.
For self-employed applicants, I will verify income with tax return/DOR filings, business license, and two months of bank statements.
Responsible credit history/credit report.
Stable employment--current employment status will be verified.
