Application process:

1) Express interest via message/text to set up a tour.

2) Tour

3) If you're still interested I will email you a questionnaire to keep the applicants organized.

4) I'll review applicants based on desired date, pet situations, previous reference(s), desire to make changes, and rent terms to include price/length of stay.

5) I'll decide on my primary choice of tenant and request they submit a credit/background check on Rentler. This is at the expense of the tenant(s). If you have concerns before doing the pull and paying please express these to me. I am an Underwriter so credit is important to me because it shows financial discipline. I'm just looking to be a great landlord to great tenant(s)! Thank you!

6) We'll work out dates and sign a contract to lock in the details. I'll begin to move my stuff out a week or two before your move-in date as I'm trying to work financing for my new place. Please be patient with me during this process.

7) You move in to this beautiful townhome!

Newly built as of 2015. Highly desired end unit, stylish kitchen space, vaulted living room ceiling, fenced back porch area with grass. Two car garage. Almost finished basement (bathroom under renovation as we speak). NON-SMOKING. This townhome is less than a minutes walk from the clubhouse which houses a pool and a gym.

-This will be an unfurnished property so you'll want to bring all your own stuff! I'll move my stuff out once we are under contract which we'll sign closer to November 1.

-Willing to do $2,150.00/mo with a 2 year lease and $2,100.00/mo with a 3 year lease.

-If the tenant(s) break the lease early, a fee of $500.00 will be deducted from the security deposit. This can be waived if the tenant(s) sign their contract over to someone else with the landlords approval and upon credit check/background check of the new tenant(s).

-A yearly inspection will be completed to see if any damage has been done to the property. If no damage is found I will give you a $100.00 Thank You Check. I'll increase this amount to $150.00 for the 2nd year and $250.00 for 3 years or more for remaining a great tenant!

-I have recently just got a water softener so you WILL need to buy salt as it depletes throughout the year. Herriman is known to have very high hard water ratings and you can definitely tell the difference with this installed. Your skin will thank you!

-If the tenant(s) break the lease early, a fee of $500.00 will be deducted from the security deposit. This can be waived if the tenant(s) sign their contract over to someone else with the landlords approval and upon credit check/background check of the new tenant(s).

    "We bought a home on this street 2 years ago, coming from out of state. I love the close proximity to grocery/gas/services/ the 134th. Our views of the valley are incredible, as Rocky Point is a bit of a promontory overlooking everything else. Spectacular, newer city with beautiful, walkable schools. Herriman City has a very country /small town feel and our leadership wants to keep it that way. Herriman sits on rock so it will be very safe here in the event of a large, inland earthquake. Our water mainly comes from city wells and we have our own reservoir which is also open for recreation - the city has been improving that site with rest room/ pavement and snack pavilion. Blackride reservoir is a great place to go to watch a sunset and swim! Rocky Point Drive is a beautiful street of acre+ horse properties (not all of us have large animals) and beautifully kept homes. There is even a public bus stop right out on the 5600W; Trax in Daybreak is a short drive away; major road improvements seem to be keeping up with development and population growth. We love living here!"
