Criteria: 1. Background/Criminal History:
Landlord will perform a background/criminal history check on you to verify the information provided by you on the Lease Application. Background/Criminal Check to include all or some of the following: SSN Trace, Eviction Search, Sex Offender Search, Global Watchlist Search, National Criminal Search, and Civil Search. Landlord's decision to lease the Property to you may be influenced by the information contained in the report.
Criteria: 2. Previous Rental History:
Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord's decision to lease the Property to you. Landlord will not accept prior evictions, prior broken lease(s), prior damage to a leased property, or an outstanding balance due to a prior landlord.

Landlord may ask you to verify your income as stated on your Lease Application. Depending upon the rental amount being asked for the Property, the sufficiency of your income along with the ability to verify the stated income, may influence Landlord's decision to lease the Property to you.

Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, in order to verify your credit history. If credit score is 599 or below, additional deposit and/or additional rent amount will be required. You must not have a non discharged bankruptcy. Landlord's decision to lease the Property to you may be based upon information obtained from this report and/or score. your application is denied based upon information obtained from your credit report, you will be notified.
Criteria: 5. Failure to Provide Accurate and Complete Information in Application:
Your failure to provide accurate and complete information in your application or your provision of information that is unverifiable will be considered by Landlord when making the decision to lease the Property to you.
Criteria: 6. Income Criteria:
You must show income of at least three times the lease amount. Married applicants may combine their incomes. Individual applicants must meet the income qualification individually.
Criteria: 7. Pets:
Landlord will not permit pets except service animals which fall under the Fair Housing Act.
Criteria: 8. Smoking:
Landlord will not permit smoking anywhere on the property.
Criteria: 9. Security Deposit and First-Month's Rent:
Funds paid to Landlord electronically and must be received 72 hours before Lease commencement date.
Criteria: 10. Renter's Insurance:
You are required to have a renters insurance policy and must provide the declarations page a minimum of 72 hours before Lease commencement date.
Criteria: 11. Best Candidate:
Landlord chooses the best applicant, not necessarily the first applicant.
